LinkedIn, email, SMS and newsletter templates

Every message VRC uses to turn engagement into a booked Discovery Call with Daniel, and to follow up for 120 days after. All copy is in Daniel's voice. Nothing here is sent automatically: LinkedIn messages are sent by hand, and email/SMS go out only through GHL workflows after approval.

How the 120-day campaign fits together

Three tracks cover every person who has engaged with VRC and hasn't booked (or hasn't committed after a call). Each runs 120 days in three phases: short-term follow-up (days 0–14), mid-term (15–45) and long-term (46–120). After day 120, people stay on the monthly newsletter only.

Track Who enters Entry trigger (GHL) Exits on Files
A · Project opt-in Filled in the Stephenville landing-page form, didn't book Inbound webhook stage = lead_captured_pre_calendar, new contact Booking, reply, unsubscribe/STOP, DND, not-a-fit email-track-a-project-optin.md · sms-tracks.md (SA)
B · Relationship Engaged on LinkedIn, referral or intro; positive but not booked. No project material unless they asked for it Tag outreach-replied (W8) or [LI-OUT] stage Positive Reply / Qualified Same, plus moving to Track A (form) email-track-b-relationship.md · sms-tracks.md (SB)
C · After the call Discussion held: OM sent, considering, or "not now" Tag discussion-held + outcome daniel-confirmed / om-sent / not-now (not-now enters at day 21) soft-commit (→ W5), not-a-fit, unsubscribe/STOP email-track-c-after-call.md · sms-tracks.md (SC)
Newsletter Everyone engaged who isn't in days 0–30 of a track, plus all track graduates Monthly, 2nd Tuesday 09:00 CT Unsubscribe; unengaged → quarterly newsletter-4-issues-with-creatives.md

The 120-day calendar at a glance

Track Phase ✉ Email days 💬 SMS days (consent only)
A Short-term (0–14) 0 · 1 · 4 · 7 · 10 · 14 0 · 2 · 5 · 9 · 13
Mid-term (15–45) 21 · 30 · 38 · 45 24 · 33
Long-term (46–120) 60 · 75 · 90 · 105 · 120 48 · 64 · 93 · 118
B Short-term (0–14) 0 · 3 · 7 · 12 1 · 5 · 9 · 14

Long-term (46–120) 49 · 63 · 77 · 91 · 105 · 120 56 · 84 · 118

Long-term (46–120) 60 · 75 · 90 · 105 · 120 66 · 96 · 116

Short-term is dense because intent is highest in the first two weeks. Long-term drops to about one touch every two weeks, so VRC stays present without crowding.

Touch counts: Track A 15 emails + 11 SMS · Track B 12 emails + 8 SMS · Track C 12 emails + 8 SMS · newsletter 4 issues (then monthly).

Rules every touch follows

  1. Stop on booking, reply, unsubscribe or STOP. A reply goes to Ron as a task with a drafted answer.
  2. SMS only with consent, 9am–7pm contact time, Mon–Sat, ≤ 1/day, ≤ 8 in any 30 days, never on the same half-day as an email.
  3. Spacing: never two marketing emails to one person within 48 hours across all tracks and the newsletter. The newsletter is skipped for anyone in days 0–30 of a track.
  4. Track B never carries project terms or the project page unless the contact asked for the material (then they move to Track A).
  5. Targets only, with the footer. Every email ends with the signature and the compliance footer (Footer: standard = the footer in knowledge/02). Terms "are governed by the Offering Memorandum".
  6. No unconfirmed claims. Touches marked NEEDS RON need a value confirmed or a story supplied by Ron before they are switched on. The workflow skips that step until then.
  7. One voice, one link. Plain-text style, from Daniel, one link per email.

LinkedIn outreach templates · drafts only, Ron sends by hand

Source: vrc-cinematic-stephenville-1/vrc-sms-email-nurturing/13-engaged-and-opt-in-only.md §A3/§A5 (R1–R4, Booking, Nudge, Close, post themes), extended with the cases that came up in the tracker. Status: awaiting Ron's copy approval (D-10). Items marked NEEDS RON need a decision before use.

How to use these

  • Engaged people only (rule of 28 Sep): they messaged, connected, commented or reacted, were introduced, or replied. Nobody from a crawler list gets a DM. Those lists feed the intro requests (I1) and content only.
  • Voice. Daniel's voice, first person. If D-02 goes to option (a), where Ron sends from his own profile, use the Ron-voice openers under R1–R4 and keep the rest. Swap "I" for "Daniel" where the line is about the call.
  • Placeholders: {first}, {topic}, {introducer}, {day1} {time1}, {day2} {time2}, {tz}, {meet_link}. {meet_link} is https://meet.victoryrockcapital.com/?utm_source=linkedin&utm_medium=dm&utm_content={code}. Until the meet domain resolves, use the GHL Discovery Call booking link (custom value meet_link).
  • Rules on every message: one ask, one link, under ~300 characters where possible. No returns, raise size, terms, D.R. Horton, attachments or Calendly. Offer two specific times inside Daniel's hours, never after 8pm Central. Stop after 3 unanswered touches and log no reply ×3.
  • Log every send in GHL as a note, LI <code> sent, so the follow-up agent sees it the next morning.
  • Never send to anyone tagged non-investor or do-not-contact.

A. First replies (within 1 business day of the engagement)

R1They messaged Daniel

Compliance: PASSQuality: PASS
Thanks for reaching out, {first}. Happy to help. What prompted the note? Are you looking at real estate investments at the moment?
When
an inbound DM. Answer what they asked first, then this question.
Ron-voice opener
"Thanks for reaching out, {first}. I work with Daniel Bearden at Victory Rock Capital and look after his investor conversations."

R2They sent a connection request

Compliance: PASSQuality: PASS
Thanks for connecting, {first}. Great to have you in the network. What's your interest in Texas real estate: investing directly, or on behalf of clients?
When
accept the request first, then send this.
Ron-voice opener
"Thanks for connecting, {first}. I work alongside Daniel Bearden at Victory Rock Capital."

R3They commented on or reacted to a post

Compliance: PASSQuality: PASS
Thanks for engaging with the post on {topic}, {first}. Curious what caught your eye. Do you invest in development or residential real estate?

Ron-voice opener
"Thanks for engaging with Daniel's post on {topic}, {first}."

R4Introduced by a mutual contact

When
someone introduced them, in a group message or by telling Daniel.
Ron-voice opener
"Hi {first}, {introducer} suggested you and Daniel Bearden connect. I look after his calendar."

B. Getting to the call

B1They're interested: offer two times (first choice)

Compliance: PASSQuality: PASS
Glad to hear it, {first}. The easiest next step is a 20-minute call with me. Would {day1} at {time1} or {day2} at {time2} {tz} work? If neither fits, pick any time here: {meet_link}
When
any positive reply. Times beat a link. Use real openings from Daniel's calendar.
Log
GHL note "LI B1 sent". Card → Booking Form Sent.

B2Booking link only (when they asked for a link)

Compliance: PASSQuality: PASS
Of course, {first}. Here's my calendar. Pick whatever suits you: {meet_link}

B3They sent their own calendar

Compliance: PASSQuality: PASS
Thanks for sending your calendar, {first}. I've booked {day1} at {time1} {tz} and look forward to the conversation.
Before sending
book a slot on their calendar inside Daniel's hours, then add it to the Discovery Call calendar so GHL counts it.

B4They proposed a time

Compliance: PASSQuality: PASS
{day1} at {time1} {tz} works well, {first}. You'll get a calendar invite with the video link shortly.
Before sending
check it's inside Daniel's hours (convert time zones; never after 8pm Central), book it on the Discovery Call calendar, then confirm.

B5Confirmation after they booked

Compliance: PASSQuality: PASS
Looking forward to our call tomorrow at {time1} {tz}, {first}. The video link is in the calendar invite.
When
they booked but GHL has no email to send the reminder to.

C. Follow-up when it goes quiet (max 3 unanswered touches in total)

F1Nudge, +4 days after the booking link

Compliance: PASSQuality: PASS
Just making sure the link came through, {first}. Here's the calendar again whenever it suits: {meet_link}

F2Close, +10 days with nothing

Compliance: PASSQuality: PASS
I'll leave it there, {first}. Glad we're connected, and the door's open whenever a conversation is useful.
Log
no reply ×3, card → Lost (reason: no reply). They stay in the network for posts and the newsletter.

F3Revive a warm conversation that stalled (2–8 weeks since their last yes)

Compliance: PASSQuality: PASS
{first}, my apologies, I let our thread slip. I'd still value the conversation. Would {day1} at {time1} or {day2} at {time2} {tz} work for 20 minutes?
When
they said yes or proposed a time, and the call never got on the calendar. Own the delay.

F4No-show

Compliance: PASSQuality: PASS
Sorry we missed each other today, {first}. No problem at all. Would {day1} at {time1} or {day2} at {time2} {tz} work instead?
When
same day, after the call was marked No-show. One rebook offer, then F2 if silent.

F5They cancelled

Compliance: PASSQuality: PASS
Thanks for letting me know, {first}. Whenever you're ready, here's my calendar to pick a new time: {meet_link}

F6Thank-you after a held call (LinkedIn only; the recap goes by email, C1)

Compliance: PASSQuality: PASS
Thanks again for the time today, {first}. I enjoyed the conversation. I've sent the follow-up we discussed to your email.
When
within a day of the call, if the conversation started on LinkedIn. Nothing about terms here.

F7"Not now"

Compliance: PASSQuality: PASS
Completely understand, {first}. Thanks for being straight with me. Mind if I check back in a few months?
Log
tag not-now, card → Not Now, follow-up task in 90 days.

F890-day check-in (after F7)

Compliance: PASSQuality: PASS
Hi {first}, checking back in as promised. Is the timing any better for a short conversation? Happy to work around your calendar.

D. Answering common questions (move anything about the offering off LinkedIn)

Q1"What are the returns / terms?"

Compliance: PASSQuality: PASS
Good question, {first}. I'd rather walk you through that properly than in a DM, so it comes with the full context. Would {day1} at {time1} or {day2} at {time2} {tz} work for 20 minutes?
Rule
no numbers on LinkedIn, ever. Move it to a call or to email (the email agent drafts the follow-up with the disclaimer).

Q2"Can you send me the deck / more information?"

Compliance: PASSQuality: PASS
Happy to, {first}. What's the best email to send it to? I'll include a link to grab a time afterwards if you'd like to talk it through.
Then
hand the email address to vrc-email-marketing for the material email (presentation link, footer, no attachment). Nothing sent here on LinkedIn.

Q3"What's the minimum? / Are you still raising?"

Compliance: PASSQuality: PASS
Fair question, {first}. It depends on a few details I'd rather cover live. Would {day1} at {time1} or {day2} at {time2} {tz} suit for a short call?
Rule
minimum and raise status are (confirm) values. Never answer them in writing.

Q4"I'm not accredited" / it's unclear whether they're an investor

Compliance: NEEDS RONQuality: PASS
Needs Ron: eligibility wording under 506(c) needs counsel's sign-off before first use
Thanks for being upfront, {first}. Our current project is limited to accredited investors, so it may not be the right fit today. I'm glad we're connected and happy to stay in touch.

Q5Not interested

Compliance: PASSQuality: PASS
Understood, {first}, and thanks for letting me know. All the best.
Log
card → Lost (not interested). No further messages.

Q6A service or vendor pitch

Compliance: PASSQuality: PASS
Thanks, {first}. We're set on that front for now, but I appreciate you thinking of us.
Log
tag non-investor. No investor messages after this.

Q7"What's your number? I'll just call you."

Compliance: PASSQuality: PASS
Happy to talk, {first}. The easiest way is to grab a time here and you'll get a call link: {meet_link}. Or tell me a time that suits and I'll send an invite.
Rule
steer to a booked slot so it lands on the calendar and GHL counts it.

E. Intros and referrals (how non-engaged people are reached: through someone who knows them)

I1Ask a mutual connection for an introduction

Compliance: PASSQuality: PASS
Hi {first}, I noticed you're connected with {prospect_name} at {company}. Would you be comfortable introducing us? I'd value their perspective on Texas land development. No worries at all if not.
To
a first-degree connection who has engaged with Daniel and knows the prospect. Never a cold DM to the prospect.

I2Thank the introducer

Compliance: PASSQuality: PASS
Thank you for the introduction, {first}. Much appreciated. I'll take good care of the conversation.

I3Referral ask after a good call

Compliance: PASSQuality: PASS
{first}, thanks again for the conversation last week. If anyone in your circle looks at Texas real estate, I'd be glad to have the same conversation with them. No pressure at all.
When
a held call went well (outcome Interested or better), a week later.

Most land bets are a guess about where people will move next.

We try not to guess. We look for places where the growth is already paid for: a university adding students every year, public infrastructure under construction, employers who have already signed.

When that money is committed, demand for homes isn't a forecast. It's a schedule.

That's the filter for every site we look at. What filter do you use when you look at a market?

P2Public financing (PID/TIRZ) in plain English

Compliance: NEEDS RONQuality: PASS
Needs Ron: Ron approves each post before publishing (D-08)

Daniel Bearden

Two acronyms do a lot of quiet work in Texas development: PID and TIRZ.

A PID (Public Improvement District) lets the roads, water and sewer a new community needs be financed through bonds that the homes inside the district repay over time.

A TIRZ (Tax Increment Reinvestment Zone) sets aside the new tax value a project creates to help pay for public improvements.

Both exist because cities want the infrastructure built properly before the homes arrive. Questions welcome in the comments.

Small cities near growing universities are some of the most interesting housing markets in the state. Which ones are on your radar?

People see the finished street. They don't see the two years before it.

Before a single lot is sold there's surveying, master planning, civil engineering, utility agreements and approvals with the city and county. It's slow, detailed work, and it decides whether a community works for the next fifty years.

This week: {milestone}. Credit to our civil and planning partners for getting it there.

What we look for before we buy a piece of land:

1. Growth that's already funded nearby. 2. A clear path to utilities. 3. A city that wants the homes built. 4. Builders who want lots in that market. 5. A price that still works if everything takes longer than planned.

Number 5 is the one people skip. What's on your list?

Notes for Ron

  • Superseded, never send: the old cold sequence L1–L4 (05 §2).
  • SMS from LinkedIn: only S-LI1/S-LI2, and only with consent = yes. See campaigns/120-day/sms-tracks.md.
  • Email from LinkedIn: a positive reply that shares an email goes to Track B (campaigns/120-day/email-track-b-relationship.md).
  • Daily send blocks in ops/drafts/linkedin/ are these templates personalized per person. Mon 12 / Tue 13 still hold the 6 non-investor business contacts until you approve C1.

Track A · Project opt-in · 120-day email sequence

Audience: filled in the Stephenville form (consent on file), hasn't booked. Sender: Daniel Bearden. Every email ends with the signature and the standard footer. Booking links are the pre-filled {{project.booking_link}} (see 03-email-copy.md for the parameter string). Days 0–14 tighten the existing W1 copy (E1–E5), so this track supersedes W1's email steps.

Hi {{contact.first_name}},

One of the least understood parts of {{project.short_name}} is {{project.public_finance_type}}.

The city creates a district, bonds are issued against assessments on the new lots, and the proceeds reimburse eligible roads, water and drainage. Here that's projected at {{project.public_finance_amount}}, capital that doesn't have to come from investor equity.

It depends on city approvals and the bond market, which is exactly why it's worth 30 minutes.

Hi {{contact.first_name}},

In land development, value is created in four steps: raw land is bought, entitled and planned, served with roads and utilities, then sold as finished lots to home builders.

Each step turns the same acre into something a builder will pay more for. Our job is to run those steps on time and on budget, with public financing carrying part of the infrastructure.

Hi {{contact.first_name}},

Texas lets cities create districts (PIDs) that fund public infrastructure through bonds, repaid by assessments on the new lots, not by the city's general taxpayers.

For a developer, that can reimburse a large share of the roads, water and drainage. On {{project.short_name}} it's projected at {{project.public_finance_amount}}. It requires city approval, so timing is a real risk, and one we plan around.

Hi {{contact.first_name}},

Three numbers from {{project.city}} this quarter: {{project.market_point_1}}. {{project.evidence_1}}. {{project.evidence_3}}.

Sources are listed in the presentation. I share these because the case for a project should keep being true after you first hear it.

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject What 30 minutes with me looks like
Preview No pitch deck marathon. Promise.

Hi {{contact.first_name}},

Some people hesitate to book because they expect a sales call. Here's what actually happens: you tell me what you look for, I walk you through the project and its risks, you ask anything, and we agree whether a next step makes sense. Often it doesn't, and that's fine.

Track B · Relationship (LinkedIn, referral, intro) · 120-day email sequence

Audience: people who engaged with Daniel (LinkedIn, referral, introduction, event), replied positively, shared their email, and haven't booked. These emails introduce VRC and Daniel. They carry no project terms and no project page. The project is discussed on the call. Link: the Discovery Call calendar {{custom_values.meet_link}}?utm_source={{contact.lead_source}}&utm_medium=email&utm_content=<code> (shortened below to {{custom_values.meet_link}}). B3Day 7 · The one idea behind how we invest

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject The one idea behind everything we build
Preview Growth that's already paid for.

Hi {{contact.first_name}},

One idea shapes every site we choose: develop into growth that's already funded. Universities expanding, employers moving in, public infrastructure already approved, rather than betting on growth that might come.

It narrows the map a lot, which is the point. Happy to tell you where it's led us: Choose a time →

B4Day 12 · Closing the short loop

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject I'll keep this short
Preview The door stays open.

Hi {{contact.first_name}},

I'll stop nudging about a call. If one is ever useful, my calendar is always open: {{custom_values.meet_link}}

In the meantime I'll send the occasional note on what we're seeing in Texas land and growth markets. Reply "no thanks" anytime and I'll stop.

B5Day 21 · Public financing in plain English

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject How Texas towns pay for new roads
Preview And why it matters to land investors.

Hi {{contact.first_name}},

Texas lets cities create Public Improvement Districts: bonds fund the roads, water and drainage for a new community, repaid by assessments on the new lots rather than by existing taxpayers.

For a developer, that can replace a meaningful share of the equity infrastructure would otherwise need. It takes city approval, so it rewards patience and preparation.

It's one of my favourite topics. If you're curious how we use it: Choose a time →

Daniel Bearden
Co-Founder & CEO, Victory Rock Capital

B6Day 35 · What we look for in a site

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject Why we turn down most land
Preview Four tests every site has to pass.

Hi {{contact.first_name}},

We say no to most sites. The ones we pursue pass four tests: funded growth nearby, a clear path to approvals, infrastructure we can phase, and builders who want lots there.

If you invest in real estate yourself, I'd be curious which tests you use. Choose a time →

Daniel Bearden

B7Day 49 · Why university towns

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject Why we like Texas university towns
Preview Steady demand that doesn't depend on a boom.

Hi {{contact.first_name}},

Texas university towns have a quiet advantage: enrollment-driven demand that keeps growing through cycles. One example from our work: Tarleton State has had seven consecutive years of record enrollment, with 27,000+ students in 2026 (Sept 2026 market compilation).

That kind of demand is what we look for before we buy an acre. Choose a time →

B8Day 63 · How land becomes a neighborhood

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject From pasture to front porch
Preview The four steps, in 90 seconds.

Hi {{contact.first_name}},

A new neighborhood starts as raw land. It gets entitled and planned, served with roads and utilities, and sold as finished lots to home builders who build the houses.

Each step adds value, and each carries its own risk. Knowing which step you're investing in matters more than most people realise. Happy to walk through it: Choose a time →

C9Day 75 · Why the structure is built this way

Compliance: PASSQuality: PASS
From Daniel Bearden
Subject Why investors are paid first
Preview The logic behind the waterfall.

Hi {{contact.first_name}},

A note on why {{project.short_name}} is structured the way it is. Investors receive their capital back first, then a target preferred return of {{project.pref_return}}, and only then is profit split {{project.residual_split}}. These are targets, not guarantees.

We put ourselves last on purpose: we only do well if investors do first. The Offering Memorandum governs the full waterfall.

Build where the growth is already funded

Hi {{contact.first_name}},

Every site we pursue has to pass one test first: is the growth already funded? Universities enrolling record classes, cities building event centers and stadiums, employers signing leases. Not growth that might come, but growth that's already paid for.

It's a narrow filter, and it's why we spend most of our time saying no. This month's graphic shows what it looks like in one Texas market we know well.

How a raw acre becomes a finished lot

Hi {{contact.first_name}},

People are often surprised that a land developer rarely builds a house. Our work happens earlier: buy raw land, entitle and plan it, put in roads and utilities, then sell finished lots to home builders.

Each step turns the same acre into something a builder will pay more for, and each step carries its own risks: approvals, cost and timing. Knowing which step you're in matters more than any headline.

Happy to walk you through it on a short call.

How Texas towns pay for new roads

Hi {{contact.first_name}},

Texas lets cities create Public Improvement Districts. Bonds fund a new community's roads, water and drainage, and they're repaid by assessments on the new lots, not by the town's existing taxpayers.

For a developer, that can replace a large share of the equity infrastructure would otherwise need. It also takes city approval and a working bond market, so it rewards preparation, not haste.

If this is new to you, it's a great 20-minute conversation.

Why we turn down most land

Hi {{contact.first_name}},

We say no to most sites we look at. The ones we pursue pass four tests: funded growth nearby, a clear path to approvals, infrastructure we can phase as lots sell, and home builders who want to build there.

If a site fails one, the price rarely fixes it. If it passes all four, the work is in executing well.

If you invest in real estate yourself, I'd be curious which tests you use. My calendar is open.
